How much does a new roof cost?
Most house re-roofs land between £5,000 and £15,000 depending on size, materials and scaffolding. Nobody can price it without seeing it, and anybody who does is guessing.
Do I need scaffolding?
For anything beyond a quick repair, usually yes. It is a legal requirement for most work at height and it is a real cost, so it should be itemised on your quote rather than buried.
How long does a roof last?
Concrete tiles 40 to 60 years, natural slate 80 or more, felt flat roofs 15 to 20, and modern rubber flat roofs 25 to 30.
Will my insurance cover storm damage?
Often, if it was genuinely storm damage rather than wear. Most insurers want photographs and a written report, which is worth getting before anything is fixed.
Can you repair rather than replace?
Usually. A roof with twenty years left and a handful of slipped tiles is a repair, and being told otherwise is worth a second opinion.
How quickly can you get to a leak?
Same day for water coming into the property, weather permitting. Nobody can safely work on a roof in high winds, and any roofer who says otherwise is one to avoid.
